Our community, "La Caleta," is 95% residential. It was designed for permanent residents seeking tranquility, harmony, and a secure environment. However, we are seeing this essence eroded by the uncontrolled impact of holiday rentals that do not respect the basic rules of our community.

The Issues with Daily Coexistence
The reality is that the "short-term tourist" profile is diametrically opposed to that of a neighbor:
Noise and Schedules: Parties late at night, suitcases rolling through the halls at 3:00 AM, and music at unacceptable volumes.
Ignorance of Rules: Tourists do not know (nor care about) the rules regarding the pool, garbage disposal, or the proper use of communal areas.
Insecurity: The constant flow of strangers with access keys, which are often left behind or shared, weakens the security of the entire building.
The Legal Reality: Not an attack, but order
We want to be clear: our intention is not to target those who follow the law. Existing (VV) licenses are not affected, provided they operate within current regulations. This means it is mandatory for the apartment to have the official "VV" sign clearly displayed.
However, for those operating in the shadows, without a license, or infringing on community rules, there is zero tolerance. Any violation will be reported to the Fuerteventura Town Hall (Ayuntamiento). Fines for operating as a holiday rental without the proper license or without meeting legal requirements are extremely substantial, and we are determined to ensure they are enforced to protect our community.
We need your vote to regain control
For years, votes have failed due to a lack of quorum. This has emboldened those who ignore the well-being of the 95% of residents who want to live in peace.
The Ley de Propiedad Horizontal allows us, through a 3/5 quorum, to limit and regulate this activity to preserve our quality of life. If you are not present to vote, your absence favors the current status quo. This issue requires a specific EGM call and cannot be done at a Ordinary General Meeting, with the correct quorum of owners either present or having designated a proxy vote. If I am able to confirm the votes equaling 64 apartments then I will call for the EGM with the Agenda to stop Holiday Rentals.
